The purpose of this appraisal is to estimate the fair market value of the property affected in fee simple title

 

CONTINGENT AND LIMITING CONDITIONS:

 

I assume no responsibility for matters legal in nature, nor do I render any opinion as to the title, which is assumed to be marketable. The property is appraised as though under responsible ownership.

 

The sketch included in this report is included to assist the reader in visualizing the property, and I assume no responsibility for its accuracy. I have made no survey of the property.

 

I am not required to give testimony or appear in court because of having made this appraisal, with reference to the property in question, unless arrangements have been previously made.

"When a business finds it cannot service its debts, the owners have a choice whether file for bankruptcy under Chapter 7 or Chapter 11. In the first, the business stops trading and the trustee sells all the assets. But if it seems possible that the business can be saved, a petition under Chapter 11 allows it to continue trading while all interested parties negotiate and the bankruptcy court reorganizes the debts. Whichever route is followed, the court must be give clear evidence of the value of the assets including land, buildings and other structures. This form is for credible and independent valuers to submit their fair market valuation(s). This protects the trustee from any suggestion that he or she is selling assets at unreasonably low prices, and gives the court a better idea of how the debts should be restructured in the light of the assets available to make payment."
