Maintenance addendum is an addendum to the lease agreement which specifies the rules of maintenance that the tenant has to follow during his lease term.

MAINTENANCE ADDENDUM

This maintenance Addendum is entered between ________ (owner/agent) and _________ (tenant) on this __day of_____20__, regarding the terms and conditions for maintenance during the lease period as per Lease Agreement dated:________ entered between owner and tenant in respect of the premises #________(please insert the complete address of the premises).

This Addendum is the integral part of the residential lease agreement entered between the undersigned owner/agent and tenant. The list of maintenance mentioned below does not include everything that you are responsible to maintain. Apart from this you are also responsible to do everything that is required for good housekeeping.

1.         Duty to prevent Mold and Mildew:

In order to prevent deposit of mold and mildew in the premises you should take all the following steps :

§   Regularly cleaning the dust in premises

§   Immediately remove moisture if any on walls, windows and other surfaces.

§   If the moisture or any leakage in the premises persists after using your own household methods then you should immediately inform the agent of such leakage or moisture in premises.

§   If there is any malfunctioning of air conditioning, plumbing, laundry systems or heating then you should immediately inform the agent of such malfunctioning and get it set right immediately.

§   If there is any problem with the operation of doors and windows then you should immediately inform the agent and get it set right immediately.

 

2.         Payment of repair charges:

§   You will have to pay charges for the repair of the items which you are responsible to maintain as per section 10 below.

§   If you make an appointment with the worker for any maintenance and you are not available at premises at that time, then you should bear the charges of worker’s time.

§   You should not authorize repair at the expense of Agent or owner

§   Any repair charges paid by you for unauthorized repairs that landlord is responsible for, will not be reimbursed to you.

3.         Maintenance of Exterior Area of the premises:

§   You should take all reasonable steps to keep the exterior area clean

§   You should regularly clean the porches, patios, balconies, front yard and back yard and other exterior premises.

§   You should regularly trim the grass and plants.

§   You should regularly clean the gutters.

4.         Parking of vehicles and maintenance of parking area:

§   You should keep the parking area clean.

§   You should park your vehicle or your guest vehicle in the designated parking area.

§   You may not park the vehicle on grass or in the place designated for other tenants.

§   You may not repair a vehicle in the parking area.

§   You may not park inoperable or dismantled vehicles in the parking area

5.         Fire safety measures:

§   You should take all fire safety measures to avoid fire in the premises

§   You should keep ashes in trash cans

§   You should not use wood fires near any connection for gas

§   You should not use grills near anything that will catch fire easily.

6.         Maintenance of electrical items:

§   Tripped circuit breakers and oven timers should be replaced.

§   You should replace burned out bulbs and blown fuses.

§   At least once in three months you should replace heating and air-conditioning filters.

§   At end of tenancy you should relight oil or gas furnace and hot water heaters.

§   At end of tenancy you should put a new filter in the air return.

7.         Maintenance of water lines:

§   You should maintain water lines to prevent freezing and bursting during cold weather

§   You should allow free flow of water

§   After gardening immediately disconnect the hose used for watering the garden

§   Before going out you should check that all the taps and showers are closed tightly

8.         Changing of locks:

§   You may not remove the existing locks without prior written permission of agent.

§   If the lock is replaced or an additional lock is added then you should immediately hand over one set of keys to the agent.

9.         Keep premise free from pests:

§   You should take all measures to keep premises free from all visible pests such as mice, ants, hornets etc.
